The applicant did not obtain <br />the building permit for that parcel because of construction <br />problems relating to certain conditions of that parcel. <br /> <br />At this time, the applicant is requesting a building permit <br />for the northern part of the property. The applicant will <br />be submitting a subdivision request to the City Council in <br />the near future to divide the property. Without the <br />subdivisioIl of the property the parking to the south of the <br />building would be considered side street yard parking which <br />is not permitted in an industrial district. <br /> <br />The plans indicate that painted one-score concrete blocks <br />will be used as exterior wall treatment on a street side. <br />According to Section 10-130 L. of the New Brighton Zoning <br />Code the exterior treatment on the street side of the <br />structure shall be brick, stone, tilt-up slabs, architectural <br />metal panels, decorative block or equivalent. It is staff's <br />opinion that this type of block is decorative block or <br />equivalent as required in Section 10-130 L. Furthermore, this <br />type of block is listed in a number of construction catalogs <br />as architectural-type concrete block. <br /> <br />RECOMMEN~TION <br /> <br />Staff recommends that LP-80 be approved by simple motion <br />subject to the Council approval of the subdivision of the <br />property and subject to the conformance to the plans signed <br />by the applicant and City Planner. <br /> <br /> <br />/I/. ~ <br />
