GROSS FLOOR AREA: 5,200 square feet <br /> <br />,LOOR AREA RATIO: .215 <br /> <br />PARKING SPACES PROVIDED: Initially 9 spaces <br />Ultimate 35 spaces <br /> <br />The site and landscape plans submitted are designed according <br />to the requirements of a B-3 district. This project is <br />therefore subject to the approval of ~he rezoning request to <br />be considered by the City Council on March 27, 1979. <br /> <br />A variance is required because the applicant proposes to <br />construct 9 parking spaces whereas 35 parking spaces are <br />required. The applicant's r~ason for the variance request <br />is that 35 parking spaces are not needed by the applicant. <br />The site will be used for Hobar Publications which is a mail <br />order catalog type business which has no retail sales or <br />.customers coming to the site needing parking. The firm has <br />only one full time and two part-time employees. The . <br />applicant. proposes t.o construct four (4) spaces for customer <br />parkinga'nd five (5). spaces for 'employee parking with the <br />remainder of the property to be landscaped.
