The site plan as <br />submitted indicates that a variance is required because of the <br />following: <br /> <br />1. Less than the required side yard setback for a business <br />adjacent to a residential district (50 feet is required, <br />Section 10-080b. and only a 13 feet setback is <br />indicated. ) <br />2. Less than the required twenty-five (25) foot landscaped <br />buffer zone between a business district and an R-1 or <br />R-2 residential district (Section 10-110 c.). The <br />applicant has indicated a 5 foot buffer strip. <br />3. Less than the required number of parking spaces (Section <br />12-050 j.).
