<br />, ~..., <br /> <br />,..-' <br /> <br />APPLICATION FOR BUILDING PERMIT <br />LP-83, CHEMICAL TECHNOLOGY INC. <br /> <br />PURPOSE <br /> <br />To consider a request for a bui1d~ng permit for Chemical <br />Technology Inc. <br /> <br />BACKGROUND <br />APPLICANT: <br />LOCATION: <br /> <br />Chemical Technology Inc. <br /> <br />2172 Old Highway #8 <br />Generally west of Old Highway 8, south of <br />the Mounds View - New Brighton border) <br /> <br />1-2, Heavy Industrial <br /> <br />ZONING: <br /> <br />PROPOSED COMPREHENSIVE PLAN: <br /> <br />Light Industrial <br /> <br />AREA OF SITE: <br /> <br />238,165.38 square feet <br /> <br />PRESENT USE OF PROPERTY: Three houses and Vacant Land <br />, <br /> <br />BUILDING AREA: <br /> <br />35,200 square feet <br /> <br />FLOOR AREA RATIO: .15 <br /> <br />PARKING SPACES PROVIDED: 65 (Stage 1) <br /> <br />PARKING SPACES REQUIRED: 40 (60 employees) <br /> <br />CONFORMANCE TO ZONING CODE REGULATIONS: All Zoning Code <br />requirements are met by the d~velopment plans. <br /> <br />PLAN INFORMATION: The site, landscape and building plans are <br />complete and contain all required information. <br /> <br />B & Y Metal Painting Inc. of New Brighton and Chemical Technology, <br />Inc. of Osseo are proposing to be housed in the proposed building. <br />Basically, the company paints components for a variety of clients. <br />The operation includes the storage of paints, metal components <br />and shipping materials. <br /> <br />The applicant is proposing to remove and relocate the three.houses <br />now located on the site and to construct a 35,200 square foot <br />industrial building. Also included on the site plan is a 30,000 <br />square foot building which the applicant denoted to give the City <br />an idea about how the site could be developed in the future. <br />Presently, this Phase 2 area will be left in its natural state. <br /> <br />The City presently has a 30 foot road easement along the northern <br />edge of the property. The applicant is proposing to use this <br />area for a driveway and has provided a 40 foot sideyard setback <br />which if needed could facilitate future street right-of-wa~ <br />
