".~

;0'

KRAUS-ANDERSON BUILDING COMPANY

May 2, 1979

Mr. William Wolkerstorfer
806 South 4th Street
Minneapolis, MN

Subj~ct: New Facility at Existing Kausel Foundry
Dear Bi 11 :

Since your notification that your proposal was accepted for the purchase of
the Kausel Foundry site located in New Brighton, we have had numerous
, discussions with our architect, our subcontractors and material suppliers,
and your people. Since that moment, we have proceeded with extreme urgency in
design and ordering the materials for your new addition on that existing site.
The urgency is a result of the time limit imposed upon you due to\condemnation
of your existing facility. )

There is now a definite realization that if we are to attempt to have you in
operation and doing business in your new location in New Brighton by mid
September, we must construct this addition on a fast-track'method. This method
is not an unusual or new way of building a building. In simple terms, it
involves Dn-site construction operation being performed simultaneously with
,the design of the project. We have done this in numerous instances before for
other clients.'

In order for this system to work properly,it requires the local building
inspection department' to -'issue what is referred to as a foundation permit,
which allows-site operation~ excavation and all work involved from floor slab
on down to be started immediately upon approval of the foundation plans. While
this work 'is being carried on, the final drawings will be completed 'and submitted
to the Building'Inspection Department for their approval through the nonnal '
channels. , Again, this 'is not an unusual or new way of building, as we have done
this in the City of Minneapolis, Golden Valley, Plymouth, Blaine and others.,

With this in mind, we would like your help in requesting the City of New Brighton
to issue us a foundationpenni-t andapp~oval to allow us to start foundation work
on your building on May 9. This would then allow us to have the required
architectural and structural drawings submitted in sufficient time to obtain the
'final building pennit by May 22. This would amount to a two-week advantage of
construction time', whichdoesn't sound like much, except with the possible cement
shortage which willhit ,us very soon and the delivery 'problems we have, it \'/ill
help us tremendously in the final completion of ' your project.

CON T RAe TOR 5

1211 SOUTH FIFTH STREET MINNEAPOLIS.
