NELSON OFFICE BUILDING <br /> <br />PURPOSE <br /> <br />To consider a request for a building permit for an office building. <br /> <br />BACKGROUND <br /> <br />APPLICANT: D.A. Nelson <br /> <br />-~OCATION: Generally east of Old Highway #8, north of Mounds <br />Avenue and south of the New Brighton~Mounds View <br />City boundaries. <br /> <br />PLAN INFORMATION: The site, landscape and building plans are <br />complete and contain all required information. <br /> <br />The applicant proposes to relocate an existing office building on <br />this site. The proposal not only requires a building permit but <br />also the City Council will be holding a public hearing and will take <br />action on the relocation of the building in the near future. <br /> <br />Even though the development plan meets all code requirements, it <br />seems that the development warrants special consideration because of <br />the fact that the property is adjacent to two single-familY dwellings. <br />A more compatiab1e development might include the moving of the drive- <br />way to the northern portion of the property to make use of an existing <br />curb cut on Old Highway #8. Thus, moving all traffic into the site <br />further away from the homes and also the landscaped area would then <br />be adjacent to the homes. In shifting the driveway, the applicant <br />could then turn the b~i1ding around to make better use of the parking <br />area or could extend the sidewalk. It should also be considered <br />whether or not a fence around the south and east of the property <br />should be installed to provide screening and safety from the business <br />traffic for the area residents. <br />
