<br />, <br /> <br />~. <br /> <br />May 10, 1979 <br /> <br />APPLICATION FOR BUILDING PERMIT <br />LP-87 SMALL ENGINE SERVICE <br /> <br />PURPOSE <br /> <br />To examine a request for a building permit to construct a 24' x 48' <br />service/repair building for Small Engine Service. <br /> <br />BACKGROUND <br /> <br />APPLICANT: Small Engine Service <br /> <br />LOCATION: 581 8th Avenue N.W. <br />(Generally east of Old Highway #8 and south <br />of Caldwell Veterinary Clinic and west of <br />New Brighton Maintenance Building) <br /> <br />ZONING: B-3 General Business <br /> <br />AREA OF SITE: 23,456 square feet <br />SIZE OF STRUCTURE PROPOSED: 24' x 48' = 1152 square feet <br />SIZE OF EXISTING GARAGE: 241 x 241 = 576 square feet <br />FLOOR-AREA-RATIO: .074 <br />EXTERIOR TREATMENT: Cedar Siding <br />PROPOSED USE OF PROPERTY: Small engine repair and retail sales <br />PARKING SPACES PROVIDED: 10 spaces <br />PARKING SPACES REQUIRED: 14 spaces <br /> <br />In August.1977 the Council approved a building permit application for <br />Small Engine Service for a similar development plan. The applicant <br />because of financial reasons did not obtain the building permit and <br />it t~erefore expired. Since that time the property has been rezoned <br />from 1-2, Heavy Industrial to B-3, General Business. Therefore, the <br />site plan submitted at this time reflects those regulations pertain- <br />ing to development in a B-3, General Business District. Another <br />change from the previous application is that the proposed building <br />is smaller in area. <br /> <br />The site plan submitted is incomplete in that it does not provide <br />for the required number of parking spaces and the area for outside <br />storage is not screened as required. The applicant has been notified <br />and has commented that the site plan will be revised as following: <br /> <br />1. One additional parking space will be added to those shown <br />on the northern edge of the prop~rty and the space most <br />westerly will be the r~quired handicap space {12' x 20'~ <br />In addition, six parking spaces will be provided for behind <br />the proposed building perpendicular with, the southern curbing. <br />" <br />
