The impact of any non-conformity upon <br />adjacent premises is reduced to the <br />greatest practical extent; <br />3. The extent of any non-conformity is <br />reduced where practical. <br /> <br />The applicant is proposing to construct ~ 1201 x 2001 building to be <br />attached to an existing building to be used for storage~ In <br />addressing the existing non-conformities the applicant is proposing <br />to do the following: <br /> <br />1. Narrow the driveway on the southeastern portion of the <br />site to 36 feet in width; and. <br />2. Remove ~pproximately 6-7 parking spaces which were in the <br />southeast corner situated perpendicular with 01d.Highway <br />#8 and landscape the area; and <br />3. Place a hedge to the east of the 5 parking spaces located <br />in center of the front yard to better screen the parking <br />from the public right-of-way. <br /> <br />Staff recommends that because of the new driveway alignment that the <br />driveway in the southeast corner of the property should have concrete <br />curbing along the southern portion of the driveway. This curbing <br />will better delineate the new radius of the driveway and protect the <br />proposed lan~scape area from any vehicular encroachment. In addition, <br />the applicant should install the necessary plantingsto screen the <br />remaining parking from the public right-of-way. <br /> <br />With these additions it appears that the applicant has met the <br />conditions of the non-conforming use permit by the site and landscape <br />plan submitted which reduces the number and impact of the existing <br />non-conformities. <br /> <br />In terms of the building permit application the plans are complete <br />and contain all required information. <br /> <br />PLANNING COMMISSION CONSIDERATION AND RECOMMENDATION <br /> <br />EXTRACT FROM MINUTES <br />BOARD OF REVIEW <br />REGULAR MEETING <br />SEPTEMBER 18, 1979 <br /> <br />The applicant, Don Spotts, was present to answer any questions. <br /> <br />Chairm~n Schmidt indicated that the applicant had previously requested <br />a variance to construct a building which when added with existing <br />structures exceeded the allowed floor-area-ratio. This propos~lis <br />for abuilding smaller in size and therefore the proposal would not <br />exceed the allowed floor-area-ratio. <br /> <br />The applicant stated that he would install concrete curbing along the <br />southern portion of the driveway in the southeast corner of the <br />
