Building Setbacks: Complies except for the 40 foot front yard <br />setback from 5th Street NW; required to be 60 feet since R-1A district is <br />located across 5th StreetNW. 20 foot variance required; identical <br />variance granted for first building in 1984. <br /> <br />4. Parking Setbacks: In December of 1988 the City" adopted new parking <br />standards. These standards require a 5 foot setback for off-street <br />parking areas from the rear property line. The previous parking <br />ordinance allowed parking up to the rear property line. The original <br />design for the subject site was based on the previous parking ordinance. <br />However, the applicant was able to provide a 3 foot setback from the <br />rear property line. Therefore, a 2 foot setback variance is required. <br /> <br />5. Total P~rking: The first building was required to install 24 stalls <br />(Ill, QOO sq. ft..) ;24~ stalls were constructed . A landscape plan must be submitted prior to <br />building permit issuance. <br /> <br />16. Screening: The subject site will be s.lightly elevated to reduce the impact of <br />the off-street parking areas on the residential district to the north. <br />
