Proposed Use: The applicant is proposing to construct a 24,068 square <br />foot office/light manufacturing building. The proposed <br />structure is the second in a two phase project for the <br />subject site. <br /> <br />2 . Building Setbacks: Complies except for the 40 foot front yard <br />setback from 5th Street NW; required to be 60 feet since R,..lA <br />district is located across 5th Street NW. 20 foot variance required; <br />identical variance granted for first building in 1984. <br /> <br />4. Parking Setbacks: In December of 1988 the City adopted new parking <br />standards. These standards require a 5 foot setback for off-street <br />parking areas from the rear property line. The previous parking <br />ordinance allowed parking up to the rear property line. The <br />original design for the subject site was based on the previous <br />parking ordinance. However, the applicant was able to provide a 3 <br />foot setback from the rear property line. Therefore, a 2 foot <br />setback variance is required. <br /> <br />5. Total Parking: The first building was required to install 24 stalls <br />(1/1,000 sq. ft.); 24 stalls were constructed. The new Parking <br />Ordinance requires manufacturing facilities to supply 1 stall per 350 <br />sq. ft. of building area. Therefore, the second building would be <br />required to provide 68 stalls; 75 are proposed. Also, an additional <br />26 stalls are designated for the first building. <br /> <br />3 <br />
