Also, a coniferous screen is needed along the east
portion of the subject site to screen the -existing and/' proposed buildings and
docking activity from I -35W . .

Staff approached the applicant about constructing a tilt-up slab additiQl1 onto the
back of the existing building versus th~" proposed metal building. The applicant
informed Staff "such an addition would be. considered for manufacturing purposes,
but not for storage purposesll. The assumption here is a ,tilt-up slab addition to
'match the existing building would not 'be cost effeCtive i( only used for .storage
purposes.

\ \
A major concern is the appearance of (h.e" subject site. When the approved
landscape plan is fully implemented, the appearance of the subject site would be
improved. However, the rear of the existin~ building and the proposed~~btiildihg I
would remain quite visible from I -35W and the targeted redevelopment are~..::t<Lthe i
south. Therefore, as previously mentioned, the side of the proposed building .
facing 14th Street NW would be required to be constructed of a decorative materi~l
other than the proposed ribbed steel si~ing, an4'a coniferous screen beii:q~;ta1Ied i
along the east property line.
