The proposed facility would
comply with all R-l district standards.

Several mature trees, which presently screen Oak Grove from Hanson Park
would be removed when the proposed structure is built, therefore, a landscape
screen consisting of coniferous and deciduous trees should be installed along
the west side of the proposed structure. The proposed storm shelter would
appear to have a minimal impact on the surrounding land uses with the
provision of the aforementioned landscape screen.

RECOMMENDATION

Motion to RECOMMEND APPROVAL OF LP-247 SUBJECT TO THE FOLLOWING
CONDITIONS:

1. APPROVAL OF FINAL GRADING AND DRAINAGE PLANS BY CITY
ENGINEER.

2 . APPROVAL OF PERMIT BY RICE CREEK WATERSHED DISTRICT.

3. PROVISION OF CONIFEROUS AND DECIDUOUS TREES ALONG THE WEST
SIDE OF THE PROPOSED STRUCTURE TO ADEQUATELY SCREEN SAID
STRUCTURE FROM HANSON PARK. A LANDSCAPE PLAN DETAIT..ING
SAID SCREEN MUST BE APPROVED BY THE CITY PLANNER PRIOR TO
BUILDING. PERMIT ISSUANCE.

~

Erny Mattila, City

Planner

EM/vi

5
