Recently, the State of Minnesota passed a law requiring all mobile
home parks to provide an adequate storm shelter facility for its residents.
The proposed structure would satisfy that State requirement. The applicant is
also taking this opportunity to provide the Lakeside residents with an activity
center by including a kitchenette and bathrooms in the storm shelter facility.

The proposed facility would comply with the R-3B standards. The three off-
street parking stalls proposed next to the storm shelter/resident activity center
would appear adequate since those persons using the shelter/center would
either be Lakeside residents or their friends and relatives who would most
likely park near their respective mobile homes and walk to the proposed
facility.
The. proposed exterior treatment of the shelter/center and the proposed
foundation berms and plantings would serve to upgrade the appearance of the
Lakeside office area and minimize its impact on surrounding land uses.

5
