<br />Rationale and Purpose of the Rezoning <br /> <br />My sales office has been located in New Brighton for <br />sixteen years. It is within 1/2 mile of the subject property. <br />The primary tenant (owner) needs more room so I must move to <br />another location. My company builds single family homes in <br />both the north and south suburbs. The Cleveland Ave. property <br />is ideal for my office location. <br />The present zoning of R-2 (two family residential) would <br />permit two twinhomes (four living units) to be built on the <br />property. The Comprehensive Plan has the subject property <br />designated Medium Density Residential which would allow an <br />apartment building of between seven and eleven units. <br />We are asking for a rezoning to Limited Business which <br />would have less impact than either the R-2 or Medium Density <br />designations. <br />My building will be relatively small and attractive and I <br />believe it would have a positive impact on the neighborhood. <br />
