<br />CITY OF NEW BRIGHTON <br />VARIANCE APPLICATION FORM <br /> <br />REQUIRED ATTACHMENT #1 <br /> <br />1. The store was opened in 1976 and was built in accordance with the zoning <br />regulations of the time. The age and layout of the store makes it functionally <br />obsolete. SuperAmerica wishes to completely raze and rebuild the facility to bring <br />into compliance with our state of the art standards. We propose a layout that is <br />consistent with other SuperAmericas now being constructed in the Twin Cities. <br /> <br />2. The current facility does not comply with the green space requirements. The design <br />of our new store would bring the site into compliance along Silver Lake Road. <br />Because of the required maneuvering room to access the gasoline dispenser <br />islands, we will not be in compliance with the green space requirement along Rice <br />Creek Road. SuperAmerica proposes to eliminate one driveway which will <br />effectively provide more green space than exists today along Rice Creek Road. <br /> <br />3. The Comprehensive Plan designates the property as commercial. The property is <br />also zoned commercial which allows a convenience store with self service gasoline <br />as a permitted use. <br /> <br />4. We believe that our new facility will enhance the value of the surrounding property. <br />The new facility will compliment and be consistent with the planned remodeling and <br />rebuilding of the adjacent shopping center and be an asset to the community as a <br />whole. <br /> <br />SuperAmerica will be reinvesting over one million dollars in this facility which is a <br />reflection of the pride and confidence SuperAmerica has in this neighborhood and <br />the City of New Brighton. <br />
