The current setback requirement from the R-2 district to the north for drives <br />and parking areas is 25 feet. The existing encroachment is not detectable from the R-2 district to <br />the north because of the privacy fence and evergreen screen. In July of 1993, the City Council <br />determined the applicant had reduced this nonconformity to the greatest extent practical. <br />
