The car wash would have state of the art equipment and be attached to the east side of <br />the service station. <br /> <br />The existing service station was constructed with a driveway and parking area 10 feet from the north <br />property line. The current setback requirement from the R-2 district to the north for drives and parking <br />areas is 25 feet. The existing encroachment is not detectable from the R-2 district to the north because of <br />the privacy fence and evergreen screen.
