Site Security: Adequate with lighting <br /> <br />STAFF COMMENTS <br /> <br />The proposed site plan complies with the B-3 district standards and parking requirements, The proposed <br />office building would be the final step in creating a tier effect of land use intensity from the retail uses to <br />the south, to the subject office building, to the recently approved church facility adjacent to the north, <br />and finally the apartment building further to the north. The proposed office building would have a <br />minimal impact on surrounding land uses and generate relatively small amounts of traffic. <br /> <br />RECOMMENDA nON <br /> <br />Motion to RECOMMEND APPROVAL OF LP-304 SUBJECT TO THE FOLLOWING <br />CONDITIONS: <br /> <br />1. Approval of the grading and drainage plan by the City Engineer. <br /> <br />2. Replace the Dogwood shrubs in all parking medians with 3 Redmond Linden trees in each <br />median and replace the Colorado Blue Spruce with Black Hills Spruce. <br /> <br />3.
