<br />NEIGHBORHOOD V <br /> <br /> <br />EXISTING LAND USE <br /> <br />The area west of Silver Lake Road and south of 1-694 is denoted <br />as Neighborhood V. The neighborhood is approximately 50% <br />developed. The lands north of 5th Street NW are largely developed, <br />while the south of 5th Street NW is largely vacant. <br /> <br />Most of this vacant area is an abandoned gravel pit referred to as the J. U. o. property <br />which is somewhat higher than the surrounding area. The area west of the gravel pit slopes <br />steeply up to the City of Minneapolis reservoir which is the highest point in the City of New <br />Brighton. The other prominent physical feature of this vacant site is the pond on the north <br />end of the site near Silver Lake Road. The pond takes drainage from the slopes to the north, <br />west and south. <br /> <br />The southeast corner of the site could accommodate a Mixed Commercial development in <br />conjunction with a residential development occupying the remainder of the site. Mixed <br />commercial uses which may be appropriate for the southeast corner of the site include: <br /> <br />· Dental, medical. or chiropractic clinics <br />· Professional office buildings <br />· Day care or elder care facilities <br />· Mortuary <br />· Montessori school <br /> <br />All development of the property should be interrelated through complimentary design <br />methods, landscaping, and walking paths. <br /> <br />The southeast corner of the site is at a lower grade elevation than the rest of the site. <br />This natural grade separation along with the strict enforcement of the City's setback and <br />screening requirements would very likely serve to reduce the impact of such a mixed <br />commercial development. <br />
