<br />Page 5 <br /> <br />STAFF COMMENTS <br /> <br />The proposed office /warehouse development complies with the 1-1 district standards and the City's <br />Parking Ordinance. <br /> <br />The proposed development is designed in such a fashion as to allow for sufficient space along the north <br />portion of the subject site to accommodate the construction of a new section of Campus Drive from Old <br />Highway 8. The overall City plan calls for this proposed section of Campus Drive to eventually be <br />connected with the existing portion of Campus Drive constructed off of 5th Street NW to the south of the <br />subject site. <br /> <br />Please note, the proposed development is not dependant on the above referenced section of Campus <br />Drive being constructed. As mentioned, the applicant is setting aside a 60 foot wide strip of land along <br />the north property line for the future construction of Campus Drive. However, if this section of Campus <br />Drive is not constructed, the applicant could simply serve the subject site with a private driveway within <br />the 60 foot wide strip of land along the north property line. <br /> <br />The proposed landscape plan would be altered to include Pink Spire Crabs along the south property line, <br />a screen of Black Hills spruce along the east property line, and the replacement of four spruce trees at the <br />comer of Campus Drive and Old Highway 8 with four Redmond Linden trees to ensure adequate sight <br />lines. <br /> <br />G:\CD\-96-CCRIERNYIlP-308.WPD <br />
