lakeview Business Park Development Review Time line

Planning and Zoning Approvals:

1. The Pletscher, Day, and Plachenick properties would need to go through a minor
subdivision process to legally establish lots on either side of the proposed
Campus Drive. New surveys and legals required.

Time: Three weeks from the time of application. Adjacent property owners would
need to notified of the public hearing.

2. Development of any portion of the above properties would require site plan
review. Site plan, landscape plan, grading/drainage plan, utility plan, and building
renderings required.

Time: One month from the time of application. No public hearing would be
required unless a variance or special use permit is requested.

Engineering and Street Approvals:

1. The entire Campus Drive road alignment was approved by the City Council
when the 1993 Feasibility Study (Project 93-3) was accepted on February 9,
1993.

2. The portion of Campus Drive which would serve the Brost site would need to
have utility, drainage, street design plans approved prior to construction. Once
approved, the Engineering department would select a contractor through the
bidding process. The street project is then scheduled for construction in the
spring or early summer.

Time: The entire process could take any where from six months to one year to
complete depending on how many street projects are ongoing and
whether or not the Engineering department time to oversee the
construction process.

3. The completion of Campus Drive would require the same plans and procedures
as identified above.

Time: Due to the property owner negotiations required for land acquisition, this
section of Campus Drive most likely would not be constructed until Spring
of 1997. Again, the exact time of construction of this street project would
depend on the same variables as mentioned above (number of other
street projects scheduled and staff available to supervise).
