<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />November 14, 1989 <br /> <br />Page 4 <br /> <br />Public Hearing - 7:38-7:44 p.m. <br /> <br />Erny Mattila, City Planner, presented a request to subdivide an <br />existing single family parcel into three single family lots. <br /> <br />The parcel, located at 2617 Valley View Lane, was created two months <br />ago when the Council approved PL-183. Originally, Mr. George Wolney <br />wanted to reduce the size of the lot where his existing house is <br />located. Mr. Wolney felt reducing the lot size would make his house <br />more affordable to potential buyers. <br /> <br />Now, Mr. Wolney is requesting approval of a minor subdivision which <br />would .further split the larger parcel east of his existing house <br />into three single family lots. The proposed lots would gain access <br />off of a private driveway constructed within the public right-of- <br />way along the north property line. <br /> <br />The proposed single family lots would exceed the R-1 district lot <br />requirements and comply with the City's Subdivision Ordinance. A <br />park dedication fee of $1,500 would be required to be paid upon <br />approval and recording of the proposed minor subdivision. <br /> <br />Mattila acknowledged that the Planning Commission has not reviewed <br />the request, but staff feels the subdivision is minor and does not <br />present a great impact to surround i ng propert i es. Staff has <br />discussed the subdivision with the surrounding property owners and <br />found no objections. <br /> <br />Benke confi rmed that access to these properti es wi 11 be vi a a <br />private drive constructed within the Valley View Lane right-of-way <br />and will be maintained by the three property owners. <br /> <br />Larson noted that a condition of the subdivision approval prohibits <br />future access to Silver Lake Road. <br /> <br />There were no comments from the audience. <br /> <br />Motion by Benke, seconded by Brandt, to CLOSE THE PUBLIC HEARING. <br /> <br />5 Ayes - 0 Nayes, Motion Carried <br /> <br />Motion by Larson, seconded by Brandt, to WAIVE THE READING AND ADOPT <br />THE RESOLUTION APPROVING MINOR SUBDIVISION - PL-185 WITHIN THE CITY <br />OF NEW BRIGHTON. <br /> <br />5 Ayes - 0 Nayes, Motion Carried <br /> <br />Public Hearing <br /> <br />Minor Subdivision <br />2617 Valley View Drive <br />Report 89-274 <br />Resolution 89-147 <br />
