<br />REQUEST FOR REZONING <br /> <br />This request is well founded in both traditional land use and <br />solid zoning Philosophy. Following zoning Philosophy, we will <br />be establishing step zoning. <br /> <br />The property is bound on two sides, south and west, by single <br />family residences, built in the mid to late 1960's. On the <br />north is 3rd Terrace with Oak Grove Park, for manufactured <br />housing. On the East is Old Hwy 8 with commercial/Industrial <br />uses including the Bell Pole Yard, truck body shop, tank <br />truck shop, and gas station/car wash/oil distributor. <br /> <br />This requested for rezoning would allow for step zoning. The <br />current use of higher density and intensity, to a lower <br />density and intensity of attached single family attached or <br />town homes, to the low density of single family detached. <br /> <br />Our proposed development would provided several benefits to <br />the City of New Brighton. First, we would be providing one <br />level town homes targeted to the segment of the population <br />that is actively searching for housing without stairs. <br />Secondly, our base price falls into the category of <br />moderate priced housing. Thirdly, this development would <br />facilitate a substantial increase in the tax base of New <br />Brighton over the existing base of the site.
