<br />Amended Site Plan (Continued) <br /> <br />Page 7 <br /> <br />The proposed townhouse setback from the R-l district line (west and south property lines) has been <br />reduced from 30 feet (R-3B zone) to 15 feet (R-2 zone). However, the R-2 district density limitations <br />would require the applicant to remove three units from the original proposal. This reduction in units <br />would allow many of the significant oaks located-m the NE comer of the site to be preserved and allow <br />those units located at the SW comer of the site to be reoriented and "fanned" away from the single <br />family neighborhood. Please note, the footprint on the proposed site plan does not show the decks which <br />the applicant proposes to build onto the backs of the townhouse units. These decks would be located up <br />to 15 feet from the west and south property lines. <br /> <br />Overall, the applicant's revised site plan and new landscape plan both seem to work together to <br />compliment the Old Highway 8 Corridor better than the original proposal. <br /> <br />G:ICDI-97-CCIREPORTSIERNYIR-141 B,WPD <br />
