Diversified Property Services
Mark Pendergast
5501 Halifax Lane
Minneapolis, MN 55424

August 1, 1996

Mayor Benke
New Brighton City Council
803 Fifth Avenue NW
New Brighton, MN 55112

Dear Mayor Benke and the City Council of New Brighton:

I am interested !n.building a 15 unit garage on my apartment property located at 1370 7th St NW jn New
Brighton. The building conforms with the neighboring properties which have garages on each side of the
proposed building site. I feel that by building this structure it will add value to the existing apartment
property and provided a needed shelter for resident's vehicles.

The structure will be approximately 155 feet wide 10 feet tall and 24 feet deep. It will be made of concrete
block on the back and side walls. The front will be made of decorative block or wood siding~ with steel
garage doors. The roof will be flat to conform with neighboring apartment buildings and garages, With the
exception of parking lot lighting, there with the will be no plumbing, heating or electrical systems.

The proposed stnicture does not comply with current city set back requirements. I will therefore need a
variance to build these garages. Since the structure will be located in a similar position as the neighboring
garages, this variance should not be detrimental to adjacent propertie~ or to the public as a whole,

Many residents have requested that such garages be av8ilable to them. The structure will certainly add
. , ,
value to the property and will provide the residents a safe and secure place to store their vehicles and other
belongings. Please see the enclosed site plan, preliminary building plans, and pictures.

Thank you for your consideration.

Mark Pendergast
Property Own~r

Enclosure
