No garage exists on site at the <br />present time. <br />45,302 S,F, <br />Allowed: 50% Proposed: 36% <br />The subject site was developed in the 1960's prior to current <br />zoning regulations being adopted, As a result, the site is <br />surrounded by other apartment sites and does not border a public <br />street. The site is served by private driyeways and parking areas <br />located over private access easements. Consequently, the <br />setback requirements are difficult to apply in this situation. <br />However, it would seem the existing apartment building <br />complies with the R-3A setback standards with the exception of <br />the rear setback, The building is setback 10 feet off the rear <br />property line (south line) and should be setback 30 feet from that <br />line. The existing parking lot and drives are at certain points <br />located over the property line on private access easements. <br />Required: 72 Stalls / Proposed: 45 Stalls <br />9 x 18 feet <br />24 feet wide <br />One <br />24 feet wide <br />None proposed. The applicant feels the provision of curbing on <br />his site alone would not blend in with the rest of the nine <br />building apartment development which has no curbing, He feels, <br />since his site is located in the middle of the development, _ <br />curbing on his site only would serve no real purpose, <br />Bituminous <br />The applicant has agreed to plant foundation plantings around <br />the apartment building, but does not want to plant any large <br />
