No garage exists on site at the <br />present time, <br />87,120 S.F. <br />Allowed: 50% Proposed: 26% <br />The subject site was developed in the 1960's prior to current <br />zoning regulations being adopted. Consequently, the setback <br />requirements are difficult to apply in this situation. However, it <br />would seem the existing apartment buildings comply with the <br />R-3A setback standards with the exception of the rear setback <br />for all three buildings, The buildings are setback 10 feet off the <br />rear property line (north line) and should be setback 30 feet from <br />that line, The existing parking lot located along the east property <br />line encroaches onto railroad right of way and encroaches over a <br />comer of the single family home site located to the south, <br /> <br />The proposed stalls #22 and #23 would be eliminated because <br />they protrude into the 30 foot front yard setback area. <br /> <br />Required: 132 Stalls / Proposed: 46 Stalls <br />9 x 18 feet <br />24 feet wide <br />Three <br />20 to 24 feet wide <br />None proposed. The applicant feels the provision of curbing on <br />his site would be cost prohibitive and would result in the parking <br />lot and garage project being delayed for several years. <br />Bituminous <br />
