<br />STAFF COMMENTS <br /> <br />The proposed car wash addition to the existing service station would comply with the B-3 district and <br />Parking Standards. The car wash would have state of the art equipment and be attached to the east side of <br />the service station. <br /> <br />The existing service station was constructed with a driveway and parking area 10 feet from the north <br />property line. The current setback requirement from the R-2 district to the north for drives and parking <br />areas is 25 feet. The existing encroachment is not detectable from the R-2 district to the north because of <br />the privacy fence and evergreen screen. In November 1994, the City Council determined the applicant <br />had reduced this nonconformity to the greatest practical extent. <br /> <br />RECOMMENDATION <br /> <br />Motion to WAIVE THE READING AND ADOPT THE A TT ACHED RESOLUTION RECOMMENDING APPROVAL <br />OF NC-99. <br /> <br />Motion to recommend approval of LP-302, subject to the following condition: <br /> <br />1.
