MEMO 4011 <br />To: Planning Commission Members <br />From: Erny Mattila, City Planner <br />Subject: Concept Review of Storage Buildings - Belair Builders site <br />Date: August 19, 1997 <br /> <br />Attached please find a concept plan submitted by Belair Builders for your review and comment. <br />Said plan proposes placing nine storage buildings on the very west side of the Belair builders <br />property on the northern border of New Brighton next to Long Lake Park. The proposed <br />buildings would be used to store automobiles, RV's, and boats and trailers. <br />The property is zoned I-1, Light Industrial. Storage facilities in the I-1 district are a Special Use. <br />In order for the proposed storage facilities to be constructed, the City Council would need to <br />approve a Special Use Permit and a Site Plan, Landscape/Screen Plan, and a Grading and <br />Drainage Plan. It is very likely the MPCA would also be involved in the review of these <br />proposed storage buildings since they would be located in close proximity to the old Herbst <br />landfill. <br />The proposed buildingsyould be 125 x 150 feet in size or 18,750 SF in area. The buildings <br />would be constructed entirely out of metal, however, the front facades of those buildings facing <br />the 30 foot wide road easement which runs along the north property line would need to be <br />constructed out of a decorative material such as brick. <br />Please review the attached concept plan
