Site Security: <br />STAFF COMMENTS <br />None of Record <br />None of Record <br />Adequate <br />The proposed church would comply with the standards of the R-2 district and the City's Parking <br />requirements. <br />The proposal would appear to meet the special use standards as specified in the City of New Brighton <br />Zoning Ordinance. The Planning Commission and City Council previously approved the site plan and <br />special use permit for the Philadelphia Church in April of 1987. The current proposal (3,540 square feet) <br />is less intensive than the previously approved church-(6,544 square feet) and the applicant's proposal <br />includes screening along the North and Southwest property lines to reduce the impact on the surrounding <br />homes. Traffic generated by the church would be at off-peak traffic periods. All traffic would enter and <br />exit the subject site from Old Highway 8, thus, avoiding impact on the single family neighborhood to the <br />North. <br />In 1987, Philadelphia Church proposed to construct a driveway from 10th Avenue NW to the rear of the <br />church parking lot.
