HEAD'S APPROVAL: Kevin Locke, Director of Community Development <br />MANAGER'S REVIEW/RECOMMENDATION: <br />No comments to supplement this report Comments attached <br />EXPLANATION/SUMMARY (attach supplemental sheets as necessary) <br />To consider a Simple Plat to resubdivide Lot 1, Block 1 of Brighton Corporate Park III. The subject lot is to be sold to <br />Donatelle Plastics, who are planning the construction of an office/manufacturing facility at the intersection of 5th Avenue <br />and County Road E2 Extension within Brighton Corporate Park III. <br />Because of an incorrect legal description within County Road E2 Extension, the County will not accept the Plat for <br />Brighton Corporate Park III. Therefore, Donatelle Plastics is unable to begin construction of their new facility, as their lot <br />has not been officially platted. The legal description is to be corrected, however, it will not be corrected by the time <br />Donatelle Plastics would like to begin construction. <br />In an effort to allow Donatelle Plastics to begin their construction prior to the official filing of Brighton Corporate Park III, <br />staff is proposing a Simple Plat to create a lot for Donatelle utilizing a metes and bounds description of just their site. <br />There are no changes to the originally proposed Brighton Corporate Park III Plat. <br />FINDINGS <br />• Chapter 26, Subdivision <br />• Section 6-110, Heavy Industrial <br />PAST ACTION <br />• On January 27, 1998, the City Council recommended approval of the Simple Plat PL-237 to create the subject lot <br />and three industrial outlots (Brighton Corporate Park III). <br />RECOMMENDATION <br />Motion to APPROVE THE SEVIPLE PLAT PL-245. <br />Cary K.
