Proposed Lot Size: 4.5 acres <br />4. Comp. Plan Designation: Heavy Industrial <br />5. Zoning: I-2, Heavy Industrial <br />6. Existing Land Use: Vacant and under demolition <br />7. Proposed Use: The City of New Brighton recently purchased the subject <br /> site from MacGillis & Gibbs. The City is also working <br /> with the EPA and the MPCA to clean up the site. Several <br /> older buildings have been removed, and the EPA is in the <br /> process of constructing two water treatment buildings on <br /> site to pump and treat the contaminated ground water. <br /> Donatelle Plastics, a New Brighton business located across <br /> 5th Avenue NW from the subject site, would like to <br /> construct a new building on a portion of the subject site. In <br /> order to do so, the site must be platted. Therefore, the <br /> proposed plat would create a new site for Donatelle <br /> Plastics. <br />8. Surrounding Land Uses: <br /> North: Single Family Homes, Zoned B-2, <br /> Neighborhood Business <br /> South: 1 st Street NW, RR ROW, Zoned I-2, Heavy <br /> Industrial <br /> East: 5th Avenue NW, Industrial Uses, Zoned I-2, <br /> Heavy Industrial <br /> West: Industrial Uses, Zoned I-2, Heavy Industrial <br />6. Other Considerations: None <br />PUBLIC WORKS <br />1. Streets: 5th Avenue NW and County Road E-2 Extension. <br />2. Utilities: Available <br />3. Easements: A 15-foot sidewalk and utility easement would still be <br /> dedicated along 5th Avenue NW and the extension of <br /> County Road E-2. At the southwest corner of 5th Avenue <br /> NW and County Road E-2, a 100 x 100-foot triangular <br /> piece of right of way is proposed on the plat to <br /> accommodate street scape improvements similar to the <br /> corners on 5th Avenue NW and 10th Street NW in the <br /> downtown area. <br />4.
