RESOLUTION NO. <br />CITY OF NEW BRIGHTON <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF PUD-6, PHASE TWO. <br />WHEREAS, an application for a Planned Unit Development has been made by Industrial Equities <br />Group; and <br />WHEREAS, the procedural history of the application for a nonconforming use permit is as <br />follows: <br />1. An application for a PUD was filed with the City of New Brighton on March 5, 1998. <br />2. The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on April 21, 1998, and all persons present at the hearing were given an <br />opportunity to be heard. <br />NOW, THEREFORE BE IT RESOLVED, the Planning Commission makes the following Findings of <br />Fact in respect to PUD-6, Phase Two: <br />1. The subject site is zoned I-2, Heavy Industrial. <br />2. The overall PUD site is 13.6 acres in size with the Phase Two site of the PUD being <br />2.88 acres in size. <br />3. The subject site is also identified as the Brighton Corporate Park II site, part of a large <br />industrial park which the City began redeveloping in 1988. <br />4. The surrounding land uses include industrial uses to the north and west, railroad right- <br />of-way to the south, and I-35W to the east. <br />5. The proposed PUD is consistent with the City's Comprehensive Plan which states the <br />subject site should be developed as an industrial park with clean, modern, and <br />attractive facilities, and further encourages the redevelopment of such marginally used <br />industrial areas with intensive industrial parks having a high level of aesthetic quality. <br />6. The building and site design for proposed PUD-6, Phase Two would be compatible <br />with and compliment surrounding land uses. <br />BE IT FURTHER RESOLVED, the Planning Commission of the City of New Brighton recommends <br />approval of PUD-6, Phase Two, subject to the following conditions: <br />1.
