RESOLUTION N0.96-5 <br />CITY OF NEW BRIGHTON <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF PUD - 6, PHASE ONE. <br />WHEREAS, an application for a Planned Unit Development has been made by Industrial Equities <br />Group: and <br />WHEREAS, the procedural history of the application is as follows: <br />1. An application for a PUD was filed with the City of New Brighton on May 3, 1996. <br />2. The Planning Commission, pursuant to published and mailed notices, held a public hearing <br />on May 21, 1996, and all persons present at the hearing were given an opportunity to be <br />heard. <br />Now THEREFORE BE IT RESOLVED, the Planning Commission makes the following Findings of <br />Fact in respect to PUD - 6, Phase One: <br />1. The subject site is zoned I-1, Light Industrial. <br />2. The overall PUD site is 13.6 acres in size with the Phase One site of the PUD being 4.95 <br />acres in size. <br />3. The subject site is also identified as the Brighton Corporate Park II site, part of a large <br />industrial park which the City began redeveloping in 1988. <br />4. The surrounding land uses include industrial uses to the north and west, railroad right of way <br />to the south, and I-35W to the east. <br />5. The proposed PUD is consistent with the City's Comprehensive Plan which states the subject <br />site should be developed as an industrial park with clean, modern, and attractive facilities, <br />and further encourages the redevelopment of such marginally used industrial areas with <br />intensive industrial parks having a high level of aesthetic quality. <br />6. The building and site design for proposed PUD - 6, Phase One, would be compatible with <br />and compliment surrounding land uses. <br />BE IT FURTHER RESOLVED, the application PUD - 6, Phase One is hereby recommended for <br />approval subject to the following condition: <br />Approval of LP-310. <br />Adopted this 21 st day of May, 1996. <br />Larry Baker, Chair <br />Emy Mattila, City Planner <br />G:%CD\-9CrPC%PC-RESIPUD6-PHI.
