RESOLUTION N0.96-5 CITY OF NEW BRIGHTON RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF PUD - 6, PHASE ONE. WHEREAS, an application for a Planned Unit Development has been made by Industrial Equities Group: and WHEREAS, the procedural history of the application is as follows: 1. An application for a PUD was filed with the City of New Brighton on May 3, 1996. 2. The Planning Commission, pursuant to published and mailed notices, held a public hearing on May 21, 1996, and all persons present at the hearing were given an opportunity to be heard. Now THEREFORE BE IT RESOLVED, the Planning Commission makes the following Findings of Fact in respect to PUD - 6, Phase One: 1. The subject site is zoned I-1, Light Industrial. 2. The overall PUD site is 13.6 acres in size with the Phase One site of the PUD being 4.95 acres in size. 3. The subject site is also identified as the Brighton Corporate Park II site, part of a large industrial park which the City began redeveloping in 1988. 4. The surrounding land uses include industrial uses to the north and west, railroad right of way to the south, and I-35W to the east. 5. The proposed PUD is consistent with the City's Comprehensive Plan which states the subject site should be developed as an industrial park with clean, modern, and attractive facilities, and further encourages the redevelopment of such marginally used industrial areas with intensive industrial parks having a high level of aesthetic quality. 6. The building and site design for proposed PUD - 6, Phase One, would be compatible with and compliment surrounding land uses. BE IT FURTHER RESOLVED, the application PUD - 6, Phase One is hereby recommended for approval subject to the following condition: Approval of LP-310. Adopted this 21 st day of May, 1996.
