July 17, 1998 <br />Members of the Planning Commission <br />City of New Brighton <br />803 Old Highway 8 <br />New Brighton, MN 55112 <br />Re: Mc Donald's redevelopment <br />1168 Silver Lake Road <br />Dear Commissioners: <br />As the owner of lnnslruck Professional Center, the property directly west of the Mc <br />Donald's property, I am writing to express my views on the proposed redevelopment <br />project since I will not be able to attend the public hearing on July 21st. <br />Generally, I am very pleased with the proposed plan and feel it corrects many of the <br />former traffic and circulation problems. Listed below are a few of my concerns which I <br />hope will be considered as part of the approval process. <br />1) I am pleased to see that there is no parking against our wood fence which <br />separates our properties. The current layout has been a constant problem as Mc Donald's <br />snow plow contractors and some patrons who drive large trucks or busses repeatedly hit <br />and damage our fence. Mc Donald's has been uncooperative in dealing with this issue. <br />Although there is no head-in parking proposed, the driveway to Palmer Drive still has a <br />very small setback from our fence with the possibility of continued fence damage. Since <br />we have had little success gaining compensation from Mc Donald's for damages, I would <br />like to see a setback sufficient to prevent any damage from plowed snow. <br />2) Since the driveway to Palmer Drive has been moved about twenty feet to the <br />west, there is very little separation from our driveway to Palmer Drive. There is no <br />question that the very short distance between the two drives will cause some tense <br />driving situations at best. Currently, the traffic gets very congested in that area during . <br />the noon hour and during rush hours, and this change will only make the situation worse. <br />Again, I suggest the Palmer Drive approach be kept as far to the east as possible, even if <br />it means losing one or two parking stalls. <br />3) My greatest concern with the proposed plan is what appears to be a road <br />continuing south into the Minar Ford property. If the long term plan is to provide a new <br />entrance into Minar Ford's property at this Iodation, I would be very opposed to it. . <br />Currently, within a couple hundred.feet from the Silver Lake Road intersection there are <br />driveways from Mc Donald's, Innsbruck Professional Center; and_two fro_ m Norwest.'. <br />Bank feeding into Palmer Drive.'.
