HEAD'S APPROVAL: Kevin Locke, Director of Community Development <br />MANAGER'S REVIEW/RECOMMENDATION: <br />No comments to supplement this report Comments attached <br />EXPLANATION/SUMMARY (attach supplemental sheets as necessary) <br />To consider an application for a Site Plan for Lakeview Business Center 6, which includes the construction of a 48,000 <br />square foot office/warehouse facility. The subject property is located between Old Highway 8 and Campus Drive, south of <br />5th Street SW. <br />FINDINGS <br />• Section 8-010, Site Plan Review <br />PAST ACTION <br />• On January 19, 1999, The Planning Commission considered the proposed Site Plan and recommended approval <br />subject to conditions. (Vote: 6-0) <br />RECOMMMNDATION <br />Motion to APPROVE LP-349, SUBJECT TO THE FOLLOWING CONDITIONS: <br />1. CONTINUING COMPLIANCE WITH RICE CREEK WATERSHED DISTRICT PERMIT 96-72. <br />2. THE DRIVEWAY ENTRANCE OFF OF OLD HIGHWAY 8 SHALL BE SUBJECT TO APPROVAL OF RAMSEY COUNTY. <br />3. PERIMETER CURBING MUST BE INSTALLED AROUND THE OFF-STREET PARKING AREA. <br />4. THE SITE MUST BE DEVELOPED PER THE APPROVED SITE PLAN DATED DECEMBER 23,1998, INCLUDING THE 120 OFF-STREET <br />PARKING STALLS. <br />5. ALL OFF-STREET PARKING AND DRIVE AREAS BE PAVED WITH BITUMINOUS SURFACE. <br />6. ALL OFF STREET PARKING STALLS SHALL BE MARKED WITH WHITE OR YELLOW PAINTED LINES NOT LESS THAN FOUR (4) <br />INCHES WIDE. <br />7. ALL LANDSCAPING SHALL BE INSTALLED PER THE APPROVED LANDSCAPE PLAN, WITH THE EXCEPTION THAT THE GREEN <br />SPIRE LINDEN LOCATED ON THE SOUTH SIDE OF THE DRIVE ENTRANCE TO CAMPUS DRIVE BE MOVED TO THE WEST SO AS NOT <br />TO OBSTRUCT SITE DISTANCES FOR CARS AND TRUCK EXITING ONTO CAMPUS DRIVE. <br />8. A FIRE HYDRANT BE INSTALLED ON THE NORTH SIDE OF THE ENTRANCE OFF OF OLD HIGHWAY 8, AND THE Y CONNECTION <br />ON THE BUILDING BE LOCATED IN THE NORTHEAST CORNER. <br />9. THE PROPOSED GRADING PLAN SHALL BE SUBJECT TO REVIEW AND APPROVAL OF THE CITY ENGINEER. <br />10.
