Vegetation: Each site contains varying degree of landscaping and vegetation. <br /> Each building will contain a perimeter landscape. Specific plans <br /> have not yet been completed, however, the landscaping will be <br /> an improvement to the existing sites. Said plans shall be subject <br /> to review and approval of the City Forester, who will be <br /> responsible for maintenance. <br />3. Sensitive Areas: Totem Pole Park: None <br /> Sunny Square Park: None <br /> Freedom Park: None <br /> Hanson Park: Wetlands & heavy trees <br />4. Comprehensive Plan Designation: Each site is designated as "Park" <br />5. Zoning: Each site is zoned R-1, Single Family Residential <br />6. Surrounding Land Uses: Each site is surrounded by single family residential homes, with <br /> the exception of Freedom Park, which contains some <br /> neighborhood business uses to the north. <br />SITE HISTORY <br />1. Past Uses: City Parks <br />2. Historical Significance: None <br />DEPARTMENTAL CONSIDERATIONS <br />COMMUNITY DEVELOPMENT <br />1. Required Setbacks: Required: 5' side Proposed: 100+ side for each building <br /> 5' rear 100+ rear for each building <br /> 30' front 60+ front for each building <br />2. Parking & Drive Aisle Setbacks: No changes are proposed to the existing drive aisle & parking <br /> areas. If any changes occur, they will be required to meet the <br /> minimum parking standards required in the New Brighton <br /> Zoning Ordinance. If the existing facilities do not meet Code, a <br /> nonconforming use permit would be required. <br />3. Parking Spaces Required: NA <br />4. Parking Spaces Proposed: NA <br />5. Handicap Parking: Each facility provides the required number of stalls per the <br /> American's with Disability Act (ADA) standards <br />6. Stall Size: 9 x 18 (each site complies) <br />7. Drive Aisle Size (two way): Required: 24 feet (each site complies) <br />8. Concrete Curbing: Existing <br />9. Parking Area Surface: Bituminous <br />10. Landscaping/Screening: No specific plans have been prepared. However, each building <br /> will contain landscaping around its perimeter.
