BOX 416 <br />FOREST LAKE, MN 55025 <br />September 30, 1997 <br />City of New Brighton <br />Planning and Zoning <br />803 5th Ave. NW <br />New Brighton, MN 55112 <br />To Whom It May Concern, <br />We are asking that the parcel of land of approximately one acre at <br />386 Cleveland Ave. SW be rezoned from its present state as B-1 <br />Limited Business to an R-2 distirct in order to accommodate a <br />townhome development of eight units. <br />It is our understanding that this parcel was originally zoned R2 <br />and was rezoned B1 a few years ago to accommodate a specific <br />office-type building. As that project never materialized, we are <br />simply requesting that the property be returned to its original <br />zoning. <br />This parcel of land is bordered by Cleveland Avenue to the east, <br />Interstate 35W to the west, an office building owned by USWest to <br />the south and a single family home and apartment building to the <br />north. Our proposal is to build eight townhomes on this site which <br />is approximately 43,364 square feet. To provide access to the <br />property, we are proposing a private asphalt drive off of Cleveland <br />Ave. which will be maintained by a townhome association. The homes <br />themselves will be one-level structures, some with basements, some <br />without. The average size will be between 1200 and 1300 square <br />feet with two bedrooms and two bathrooms on the main floor. <br />We do not believe a project of this nature would be incompatible <br />with the area as the property is adjacent to both an existing <br />single family home and an apartment building.
