DATE : Apri 121, 1970 <br />CASE NUMBER: R-57 <br />APPLICANT.: Alice Mergin <br />LOCATION: Northeast corner of the intersection of 10th Street and 5th Avenue <br />lying southerly of Highway 694 and easterly of Highway 8 <br />REQUEST: Rezone from B-3 to R-4 <br />PLANNING CONSIDERATIONS: <br />A detailed description and analysis of the property in question has been provided by a <br />consultant for the petitioner in a document entitled "Land Use and Zoning Report" which <br />has been included in the material for the commission. <br />The lack of easy access to Highway (694 or Highway 135W renders the site somewhat <br />less desirable for commercial purposes than it was previously. Also, the present con- <br />figuration of the Highway 8 overpass renders access from. the west on Highway 8 inad- <br />visable. <br />The orientation of the site is such that commercial development could cause traffic in- <br />creases through the residential neighborhood to the south, <br />Topographic conditions present some problems for the commercial development of the <br />site and there is some question as to the need for additional commercial space in the <br />village center area. <br />The treatment of development on this parcel should be closely scrutinized to assure the <br />best possible development for the area. The land area of the parcel is more than double <br />the minimum requirement for development under the Planned Residential Development <br />Ordinance. Use of this ordinance would probably assure development of the highest <br />possible order. <br />
