DATE: September 19, 1972 <br />CASE NIINID~t: SP-48 <br />APPLICANT: Al Anderson <br />LOCATION: West of Old Highway 8 at its intersection with Highway 96 <br />REQIIEST: Special use permit to build a motel facility in B-3 Zone <br />PLANNING CONSIDERATIONS: <br />The property in question has been the subject of several planning consider- <br />ations over the past few years including two rezonings and some variance <br />requests. The parcel is presently occupied by a vacant service station, <br />a house, and a substandard motel facility. <br />The present indicated intention of the Developer-owner, Mr. Anderson, <br />is to build a truck stop cafe facility to be later accompanied by a <br />motel facility which will be open to the general public. <br />While earlier proposals by Mr. Anderson indicated rehabilitation of the <br />older units and construction of some new motel units, the present plans call <br />for removal of all of the old units from motel use and construction of <br />completely new structures for this use. <br />IInder the New Brighton Zoning Code, Section 11-210 IIses by Special Permit <br />a motel facility can be constructed under a Special Permit issued in <br />accordance with regular procedures by the Council. It appears that the <br />site and adjacent land use relationships would not suffer any undue <br />hardship if the special permit were to be issued. <br />
