PUBLIC HEARING <br />SP-49 <br />April 24, 1973 - 8:35 p.m. <br />APPLICANT: Basic Industries, Inc. <br />LOCATION: Generally east of old Highway 8, north of the new <br />U.S Post Office Building <br />REQUEST: Special use permit to construct a building to house offices <br />and equipment used in the manufacture of precision parts, <br />primarily for the computer industry. <br />APPARENT OWNERS WITHIN 200 FEET: 7 <br />ORDINANCE REQUIREMENTS: Section 9-030 <br />Light Industrial District I-1 (b) states <br />"The,manufacture, compounding, assembly or <br />treatment of particles or merchandise from <br />the following previously prepared materials; <br />aluminum, bone, cellophane, canvas, cloth, <br />cork, feathers, felt, fiber, fur, glass, hair <br />horn leather, paper, plastics, precious or <br />semi-precious metal or stones, shell, rubber, <br />tin, tobacco, wood (excluding sawmill), tars <br />and paint not involving a boiling process." <br />Section 9-060 Heavy Industrial I-2 (o) -- <br />"Metal and metal products including ornamental <br />ironwork but not including magnesium foundries." <br />PLANNER'S REPORT: April 17, 1973 <br />The property in question is nearly flat and the vegetational cover is <br />for all practical purposes non-existant. It appears that most of the <br />site has been filled to some degree in the past. Property to the south <br />is occupied by the new U.S. Post Office building. Areas to the north <br />and east of the proposed building site are presently vacant. Spotts <br />International occupies the property across Old Highway 8 from the site. <br />The property is zoned for Light Industrial use (Category I-1). The use <br />proposed is not clearly indicated in the terms of the ordinance as a <br />"permitted Use" in this zoning district. Our understanding is that <br />the facility will be used for the manufacture of "precision parts" <br />principally for the computer industry. The petitioner has indicated <br />that about 90°f of their production is manufactured from aluminum, and <br />the balance from plastic and steel.
