PUBLIC HEARING SP-49 April 24, 1973 - 8:35 p.m. APPLICANT: Basic Industries, Inc. LOCATION: Generally east of old Highway 8, north of the new U.S Post Office Building REQUEST: Special use permit to construct a building to house offices and equipment used in the manufacture of precision parts, primarily for the computer industry. APPARENT OWNERS WITHIN 200 FEET: 7 ORDINANCE REQUIREMENTS: Section 9-030 Light Industrial District I-1 (b) states "The,manufacture, compounding, assembly or treatment of particles or merchandise from the following previously prepared materials; aluminum, bone, cellophane, canvas, cloth, cork, feathers, felt, fiber, fur, glass, hair horn leather, paper, plastics, precious or semi-precious metal or stones, shell, rubber, tin, tobacco, wood (excluding sawmill), tars and paint not involving a boiling process." Section 9-060 Heavy Industrial I-2 (o) -- "Metal and metal products including ornamental ironwork but not including magnesium foundries." PLANNER'S REPORT: April 17, 1973 The property in question is nearly flat and the vegetational cover is for all practical purposes non-existant. It appears that most of the site has been filled to some degree in the past. Property to the south is occupied by the new U.S. Post Office building. Areas to the north and east of the proposed building site are presently vacant. Spotts International occupies the property across Old Highway 8 from the site. The property is zoned for Light Industrial use (Category I-1). The use proposed is not clearly indicated in the terms of the ordinance as a "permitted Use" in this zoning district. Our understanding is that the facility will be used for the manufacture of "precision parts" principally for the computer industry. The petitioner has indicated that about 90°f of their production is manufactured from aluminum, and the balance from plastic and steel.
