"

Public Hearing
Speqial Use Permit SP-54

April 9, 1974 - 8:15 P..M~

APPLICANT:

LaPepiniere Montessori School and Day Care Center

LOCATION:

Polynesian Village Apartments
1237 - 10th Street NW,Apartments 103 and 105

REQUEST:

Approval of special permit for Montessori school
and day ,care center in R-3A district.

'"

LEGAL REQUIREMENTS: Section 11-l30(d) allows day nurseries and nursery
s~hools by special ,permit in ,an R-3 district.

APPARENT OWNERS WITHIN 200 FT.: 39
I

PLANNING DISCUSSION:
The applicant proposes to put two ground flo()r apartments, located as
shown on the attached map, to use as a Montessori school and day care
center.. They will be licensed for up to 30 children and will have up
to three staff members at the school. At least one, and possible two,
of the staff members will live in the apartment complex.. The facility
will function as a school until mid-afternoon and then as a day care
center until about 6 PM.. In addition to the apartments, the school
will use the adjacent play area in the center of the buildings for
outdoor play..

Theptincipal problem associated with the request is ensuring that
there ar\e adequate parking areas available for parents who are dropping
off'or picking up children so that there is no parking in fire lanes.
The parking area west of the building at 1219 - 10th Street NW and the
area on 8th Street NW south of Bldgs. 1291 and 1273 would seem to be
the best locations. The latter entrance has the defect of routing
people through the recreation building and past the swimming pool.
Efforts will have to be made to ensure that the doors in the recreation
building are open and that children are escorted. Parking spaces in
both locations should be posted for the exclusive use of the school
during its hours of operation.

Notice of the Public Hearing was posted in all buildings at Polynesian
Village.

Planninq Commission Consideration (February 19, 1974):
Marsh Everson appeared representing the applicant. He briefly
expla)ined their operations and showed slides of their schools.

In reply to Daniels' question about the need for the play area to be
enclosed, fir. Everson stated that the proposed play area has been
approved by the state.
