A preliminary inspection by the <br />Bui'ding Inspector has shown it to be a solid house in good structural <br />condition. <br /> <br />The property is-presently occupied by a house and garage, and approval <br />of the request should include the condition that the existing house' be <br />demolished or removed within a certain period of time from when the <br />new house becomes habitable. This is because there can only be one <br />principal building on a lot in residential districts. The Council <br />should consider requiring a bond to guarantee demolition or removal <br />of (this structure. An adequate amount would be $1,000. <br /> <br /> <br /> <br /> <br />The State Building Co_de requires that the house conform to all require..;, <br />ments which must be met by a new house. Again, a bond should be <br />considered to guarantee conformance to this requirement. If the house <br />is to be moved in prior to the foundation being completed, the bond <br />should be large enough to guarantee construction of the foundation. <br />Otherwise, the permit should be conditioned on the house not being <br />moved in until the foundation is ready. A bond sufficient" to cover <br />all work in bringing it up to Code, including the foundation, would be <br />for $6,000. <br /> <br /> <br />The Building Cqdealso allows ,the City,to require a bond to cover <br />r~p'1-irOfany damagetc 'publicproperty~ streets and utilities.
