<br />Ii <br />I <br />II <br />:1 <br />II <br />:1 <br />:1 <br />I <br /> <br />H. <br /> <br />The United Theological Seminary shall be responsible 1 <br />for the control of weeds and shall maintain its entir <br />premises in a neat, clean and orderly manner so as I <br />to equal or exceed the aesthetic qualities of adjacent <br />properties. <br /> <br />N. Before any building permits shall be issued by the <br />City, for further building on the premises in areas <br />labeled Educational Buildings and Student Housing <br />covered by this special use permit, the following <br />requirements shall be met: <br /> <br />I <br />Ii <br /> <br />ii <br />II <br /> <br />1. A complete master plan for the full development <br />of the premises shall be prepared and submitted <br />to the City for its approval. Such approval <br />shall not be granted until a public hearing has <br />been held. The public hearing shall be noticed <br />as provided in the New Brighton Zoning Code for <br />hearings on Planned Residential Developments. <br /> <br />2. The <br /> a. <br /> b. <br /> c. <br /> d. <br /> e. <br /> f. <br /> g. <br /> <br />master plan shall include the following: <br /> <br />Location of alLproposed buildings <br />Height and bulk of all buildings <br />Size and location of all streets, driveways <br />and parking areas <br />Surface water drainage plan <br />Size and location of all utilities <br />proposed use of all buildings <br />Location and layout of all proposed outside <br />recreation facilities <br /> <br />3. <br /> <br />After a master plan has been approved the approva <br />of a building permit for any specific building I <br />shall be granted only after a public hearing has <br />been'held. Such hearing shall be noticed as <br />hereinbeforeprov'ide.d and may be at the same time <br />as the hearing on the master plan. <br /> <br />4. <br /> <br />The application for a building permit shall <br />in~lude all information required for a building <br />permit including required landscape and plat plan <br /> <br />5. <br /> <br />The off-street parking requirements shall be <br />determined by the city council at the time each <br />building permit is authorized. <br /> <br />6. <br /> <br />No building permit shall be approved for a <br />building which does not conform to the approved <br />master plan. <br /> <br />7. <br /> <br />The master plan shall not be amended except after <br />a public hearing as required for the initial <br />approval of the master plan. <br />
