Peterson <br /> <br />Location: 2940 l~h Street NW (area extending from 16th St. NW <br />on the south to Valerie Lane on the north) <br /> <br />Discussion: <br /> <br />The applicant i~re uesting approval of a minor subdivision <br />without platting in 0 to divide the existing parcel in two. <br />The two lots as pro eo would meet all Code requirements. <br /> <br />-fu.-JIj . (.oJ-I4\. ~ ~~ ,; ~'1i~ ;$ M~ <br />The ordinance requ1rements (Section 475:24, Subd. 2, Minor <br />Subdivisions) state that in a case of subdivision of small size <br />and of minor importance, situated in a locality where conditions <br />are well defined, the Council may exempt the subdivider from <br />complying with some of the requirements of this ordinance.~ast <br />practice has been to waive the full platting requirements and <br />require only a certificate of survey such as the one submitted, <br />when the Council determines that the necessary conditions for a <br />minor subdivision have been met.~ ~imil~r !~bdivi~ns haveJ~e~~'h"__ <br />approved for parcels located wes'-v::~t~~~~plo <br /> <br />~~lei~~i~uest for subdivision may be of small Si~ ~ <br />of minor importance, the Council may wish to consider the situation <br />of the lot immediately to the east of the subject parcel. That <br />lot is a separately platted lot with dimensions of 58' x 348'. <br />There presently is a home located on this lot fronting 16th St. NW <br />There is the possibility that in the future the owners of this <br />lot may also wish to divide the parcel into two lots because of <br />its extreme depth. The subdivision of this lot would require a <br />variance in regard to lot width. This possible subdivision would <br />also require street access for the northerly lot which could be <br />created. In this regard, there presently is a 30' dedjcated <br />easement running along the northerly boundary of proposed <br />Parcel A and the narrow lot to the east. While conceivably <br />this easement could provide access to any lot created on the <br />existing narrow lot, problems could be created for the Public <br />Works Department in trying to service this access road. <br />
