<br />y~~~ <br /> <br />February 19, 1980 <br />~Jt-306J <br /> <br />, <br /> <br />APPLICATION FOR SPECIAL USE PERMIT <br />AMENDMENT TO SP-78 RICE CREEK CENTER SIGN PLAN <br /> <br />PURPOSE <br /> <br />To consider a request to modify the sign plan for the Rice Creek <br />Shopping Center. <br /> <br />BACKGROUND <br /> <br />( <br /> <br />The City Council approved SP-78 on October 25, 1977. The special use <br />permit established the sign plan for the Rice Creek ShDpping Center. <br />The sign plan is 1ength1y and therefore this report will only deal <br />with the area that is requested for modification. A copy of the sign <br />plan is attached for review. <br /> <br />The original sign plan provided for an area on the southern wall of <br />the building for signage for arcade tenants. To date only three (3) <br />of the arcade tenants are making use of that area. <br /> <br />The applicant contends that this area does not effectively identify <br />the arcade tenants. The modification requested by the applicant is <br />to install a directory type sign above the archade entrance which <br />would list tenant names only. (See attached sketch). There would <br />be fifteen (15) panels for the arcade tenants. <br /> <br />In regard to this request, staff has the following observations: <br /> <br />1. That if the directory sign is allowed the arcade <br />tenant signable area previously allowed would have <br />to be eliminated. No tenant would be allowed two (2) <br />small signs. <br />2. The signable area for the directory sign is <br />considerably smaller than the arcade tenant area. <br />3. That the directory sign located above the entrance <br />to the arcade would provide better identification <br />rather than the present situation of having a number <br />of small signs in the arcade tenant area which are <br />not located adjacent to the entrance. <br />4. The elimination of the individual arcade tenant signs <br />would reduce clutter on the ~ansard area of the <br />building. <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff recommends that the Board recommend approval of the amendment <br />to SP-78 by waiving the reading and adopting the attached resolution. <br /> <br />( <br /> <br /> <br />~ <br />M.
