<br />page 2 <br />August 3, 1978 <br /> <br />Overall, we see no problem in regard to the Special Use Permit. <br />The use is one that could be deemed essential or desirable for <br />the public convenience and welfare. The use is also one that <br />appears to be rather low-key in terms of traffic as only 6 <br />employees presently work at this location and it is anticipated <br />that after the proposed expansion only 2 employees will actually <br />be at the building full time. Finally, in the past years the <br />present use has appeared to co-exist well with the surrounding <br />neighborhood. <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff recommends that SP-82 be approved by simple motion. <br /> <br />NON-CONFO~1ING USE PERMIT, NC-32 <br /> <br />The following Type IV non-conformities exist on the telephone <br />company property: <br /> <br />1. Lack of concrete curbing adjacent to parking areas. <br /> <br />2. Parking spaces less than required size. <br /> <br />3. Less than the number of required parking spaces. <br /> <br />4. Lack of sufficient screening at north property line <br />adjacent to an R-l zoning district. <br /> <br />S. The existing building is less than SO feet from the <br />R-l zoned land on the north. <br /> <br />In regard to the non-conformities the applicant has indicated that <br />the following improvements will be made: <br /> <br />1. All required concrete curbing will be installed. <br /> <br />2. The required screening in the form of a fence will <br />be installed at the north property line adjacent to <br />the R-l zoned property. <br /> <br />3. All parking spaces will be the required size. <br />
