<br />" <br /> <br /> <br />Report #78-lIL <br />November 8, 1978 <br /> <br /> <br />ew <br /> <br /> <br />Iri9hton <br /> <br />REPORT TO THE CITY COUNCIL <br /> <br />APPLICATION FOR SPECIAL USE' PERMIT <br />SP-83, LARSON/ALLAN <br />NOVEMBER 14, 1978 <br /> <br />PURPOSE <br /> <br />Consideration for request for special use permit to permit a <br />small metal casting operation in a light industrial zoning <br />district. <br /> <br />BACKGROUND <br /> <br />~PPLICANT : <br /> <br />Karen Larson and Peter Allan <br /> <br />LOCATION: <br /> <br />SS Mound Avenue (Generally South of Mound <br />Avenue East of Old Highway 8 and West of <br />1-3SW). <br /> <br />ZONING: <br /> <br />I-I, Light Industrial <br /> <br />The Allan Manufacturing Company is seeking to locate their <br />operation in a building now under construction owned and <br />partially occupied by All Season Comfort Incorporated. The <br />applicant has verbally indicated that they are seeking to <br />lease approximately 1,700 square feet of floor area from the <br />property owner. The attached letter from the applicant <br />sumarizes quite well the nature and size of the proposed <br />operation. <br /> <br />The part of the operation involving metal castings is not <br />listed in the zoning code as a permitted use in a light <br />industrial district. However, the zoning states that in an <br />industrial district the City Council may permit by special <br />use permit any use except for residential uses. <br /> <br />While the foundry type of metal casting is a heavy industrial <br />type of use the scale and size of the proposed operation is <br />such that it is most similar to other manufacturing uses <br />permitted in a light industrial zone. The applicants have <br />indicated that direct traffic or delivery traffic would be <br />minimal with the majority of materials being delivered to the <br />site in a van. overall, the size of this operation and method <br />of operation would appear to be compatible to other uses <br />permitted in a light industrial district. <br /> <br />Issued by City Manager <br /> <br />! <br />-1 <br />! <br /> <br />'. <br /> <br />- <br />t <br />r. <br /> <br />_eJ'i <br />
