<br />October l2, 1978 <br /> <br />," <br /> <br />APPLICATION FOR SPECIAL USE PERMIT <br />SP-83, LARSON/ALLAN <br /> <br />PURPOSE <br /> <br />Consideration for request for special use permit to permit a small <br />metal casting operation in a light industrial zoning district. <br /> <br />BACKGROUND <br /> <br />APPLICANT: <br /> <br />Karen Larson and Peter Allan <br /> <br />LOCATION: <br /> <br />SS Mound Avenue (Generally South of Mound Avenue <br />East of Old Highway 8 and West of I-3S W. <br /> <br />ZONING: <br /> <br />L-l, Light Industrial <br /> <br />The Allan Manufacturing Company is seeking to locate t.heir operation <br />in a building now under construction owned and partially occupied by <br />All Season Comfort Incorporated. The applicant has verbally <br />indicated that they are seeking to lease approximately 1,700 square <br />feet of floor area from the property owner. The attached letter <br />from the applicant sumarizes quite well the nature and size of the <br />proposed operation. <br /> <br />The part of the operation involving metal castings is not listed in <br />the zoning code as a permited use in a light industrial district. <br />However, the zoning stated that in an industJdal dis.trict the <br />City Council may permit by special use permit any use except for <br />residential uses. <br /> <br />While the foundry type of metal casting is a heavy industrial type <br />of use the scale and size of the proposed operation is such that it <br />is most similar to other manufacturing uses permitted in a light <br />industrial zone. The applicants have indicated that direct traffic <br />or delivery traffic would be minimal, with the majority of materials <br />being delivered to the site in a van. Overall, the size of this <br />operation and method of operation would appear to be compatibl~ to <br />other uses permitted in a light industrial district. <br /> <br />RECOMMENDATION <br /> <br />Staff recommends that,SP-83 be approved by motion. <br /> <br /> <br />4.R~ <br /> <br />es F.
