Also included on the site plan is a 30,000 <br />square foot building which the applicant denoted to give the City <br />an idea about how the site could be developed in the future. <br />Presently, this Phase 2 area will be left in its natural state. <br /> <br />The City presently has a 30 foot road easement along the northern <br />edge of the property. The applicant is proposing to use this <br />area for a driveway and has provided a 40 foot sideyardsetback <br />which if needed could facilitate future street right-of-way. <br />
